(ALTA) Surveys, Flood Certification Surveys and Mortgage Loan
Inspections
Accurate Technologies provides ALTA Surveys
from major industrial conveyances to small commercial transfers.
American Land Title Association (ALTA)
American Land title Association (ALTA) surveys were jointly adopted
by the Surveying Profession, Title Insurer's and Abstractors. The
ALTA Survey requires a survey of the property, record easements,
structures, ingress & egress, visible utility data and all land
improvements as outlined in the ALTA minimum standards. Additional
survey requirements are negotiated between the surveyor and the
client as per Table A: "Optional Survey Responsiblities And
Specifications" Minimum standard detail requirements for ALTA/ACSM
land title surveys are listed at the end of this section.
Accurate Technologies has provided ALTA surveys for major industrial
transactions involving extensive field surveys to locate buildings,
utilities, structures, envirnmental data and more. ALTA surveys
for smaller commercial transactions are commonly provided as well.
Flood
Accurate Technologies provides Flood Certification field surveys
in Northeast Ohio. These surveys are provided to reduce the need
for flood insurance required by the federal Emergency Management
Agency (FEMA), when the parcel geographically falls within flood
boundaries. The field survey is made to determine if the parcel
is truly within the flood area by establishing ground elevations
and the elevation of structures as related to FEMA posted flood
elevations for that area.
Mortgage Loan Inspections (MLI)
Accurate Technologies also provides Mortgage Loan Inspections (MLI).
This is not an actual survey but it is required by financial institutions
to verify there are not encroachments on a property.
